Eligible Sites & Lease Criteria
A complete reference to Skylight Lending’s lease eligibility criteria, product limits, system size requirements, and the states where we currently operate.
Skylight Lending confirms income via third-party income sources. In combination with other creditworthiness criteria, these items are used to assess whether the homeowner is approved. Meeting the minimums does not guarantee approval.
Up to two co-applicants are allowed. Both must individually meet the 660 FICO minimum — scores are not averaged. At least one applicant must be listed on the property deed.
For Solar Only projects, the minimum system size is 6 kW and the minimum EPC payout is $20,000. For Solar + Battery Combo projects, a minimum solar size of 3 kW is allowed.
The 3.99% escalator is not available in Massachusetts. If you are submitting a lease for a customer in MA, select an escalator below 3.99%. Contact your account manager for available escalator options.
Add-on projects are not permitted on properties that already have an existing battery storage system installed.

New Sales Rep Registration
Requirement — Effective June 22, 2026
Beginning June 22, 2026, all solar sales representatives must be registered with Recheck and remain in good standing to originate on the Skylight Lending platform. Review the requirements below and ensure your team is compliant before the deadline.
Beginning Monday, June 22, 2026, Skylight Lending will require all solar sales representatives across every region to be registered with Recheck (recheck.co) and remain in good standing in order to originate on our platform.
This is an ongoing requirement, not a one-time step. Each sales rep must keep their Recheck registration current at all times to continue originating. Any lapse — expired registration, loss of good-standing status, or failure to register by the effective date — will prevent the rep from processing applications until the registration is restored.
- Applies to all sales reps across every region — no exceptions
- Registration must be maintained continuously — not just completed once
- Reps must be in good standing at all times to originate
All currently active sales reps must complete their Recheck registration before June 21, 2026. Waiting until the effective date creates a risk of disruption — complete registration early to ensure continuity.

New reps onboarded after the effective date must complete their Recheck registration prior to submitting their first application. This applies to all reps joining after June 22, 2026 — no exceptions.

- Reps cannot submit applications until registration is confirmed
- Registration must remain current throughout their tenure
Any lapse in registration — whether due to expiration, loss of good-standing status, or failure to register before the deadline — will result in the rep's applications being blocked until good standing is restored.

- Loss of good standing → origination suspended until resolved
- Failure to register by June 21 → blocked starting June 22

Key Installer Updates Effective April 15
Skylight Lending is introducing several important updates for installer partners as part of its April 15 release. These changes are designed to improve efficiency, expand customer eligibility, and enhance the overall experience for both installers and homeowners.
Beginning April 15, all Welcome Calls will be conducted as video sessions through CallPilot. This transition represents a significant step forward in streamlining the onboarding process while improving tracking, compliance, and customer engagement.
Homeowners will be able to access the Video Welcome Call directly through their Home Monitor portal. The system includes a clearly labeled "Join Welcome Call" button, making it easy for customers to launch their session. If a homeowner exits before completing the call, they can simply log back into the portal at any time to resume.
Homeowners must be informed of the following before their call:
- The Welcome Call is now conducted via video
- They must log into Home Monitor to participate
- A valid photo ID is required at the time of the call 🪪
To expand financing accessibility, Skylight Lending is lowering its minimum required FICO score to 660, effective April 15. This change allows more customers to qualify, providing installers with increased opportunities to close deals and grow their pipeline.
A new battery option has been added to the approved product list. Installers may now include the SolarEdge Battery in proposals and documentation.

Lower FICO, Better Battery Pricing
& New AVL Options
Skylight is rolling out four program updates designed to help you qualify more homeowners, attach more storage, and close projects faster. Review each section carefully — some updates require immediate action on SKU compliance.
Skylight has lowered the minimum FICO score requirement for the Solar Lease program to 660. This expansion in eligibility means more of your homeowners can now qualify — including customers who may have been declined in the past.
- Minimum FICO is now 660 — down from the previous threshold
- Skylight uses Experian for all credit applications — no exceptions
- Revisit recently declined applicants who scored between 660–679
Skylight has updated storage pricing to be more competitive and reduced the minimum solar system size required to pair with battery storage.
- Minimum solar required for solar + storage is now 3 kW
- More competitive battery pricing — contact your Account Manager for current figures
- Applies to all new projects submitted going forward
Three new solar panel models have been added to the Skylight Approved Vendor List (AVL), effective immediately. These modules are eligible for use in Solar Lease projects right away.

Portal Platform Updates

A summary of the latest enhancements and fixes now live in the Portal. Some changes may affect your day-to-day workflow — review each section carefully.
Installers and Sales Reps can now view and download the Lease Docs package directly from the Portal. Navigate to any lease and click the Documents tab to access the full package.
- Available under the Documents tab on any lease record
- Use Download All to get the full package at once, or download individual files
- Documents may only be downloaded to provide a copy to the homeowner or submit to a utility/other party where required
The Portal now includes a dedicated Milestones tab on each lease record. This tab provides a clear view of M2 and M3 document requirements, their completion status, and a Notify Lender button to submit each milestone when ready.
- M2 Documents — includes PTO Acknowledgement, Homeowner Approval Form, Invoice of Materials, Photo Documentation, As-Built Plans, Monitoring Access, Permit Approvals, and Software Design Package
- M3 Documents — includes Proof of PTO Approval, Passed Inspection Report for All Permits, and Site Improvement Photos
- Green checkmarks indicate completed items — click any row to expand and upload documents
- Use Notify Lender once all items in a milestone are complete
The Stated Income input field has been removed from Prequal (A1 & A2). You will no longer see or need to fill in this field when submitting a prequal. Income amounts will continue to be confirmed directly with the homeowner during the Welcome Call.
- Stated Income field no longer appears in Prequal A1 & A2
- No action required — simply proceed through prequal as normal
- Income will be confirmed with the homeowner during the Welcome Call as usual
The term "Add-On System" has been replaced with "Secondary System" throughout the NTP Rule flow in the Portal.
- All references to "Add-On System" now read "Secondary System"
- Please update any internal documentation, training materials, or references accordingly
- No change to the underlying rule logic — this is a terminology update only

Hours of Operation & 2026 Observed Holidays
Our normal office hours, plus all observed holidays for 2026 when the Skylight Lending installer support team will be unavailable or have reduced hours.
With the office closed Friday July 3rd, any documents submitted Thursday July 2nd will not begin underwriting review until Monday July 6th. Submit early to avoid delays around this long weekend.
The office is closed both Thursday and Friday for Thanksgiving (Nov 26–27), and both Thursday and Friday for the Christmas holiday (Dec 24–25). Plan submissions early that week to avoid underwriting delays over these extended closures.
